Most of the 44 doors Simple Lyfe Stays manages across western Michigan stay open through the winter, and the ones that close are the ones without central heat. That is the whole dividing line. A cabin in Newaygo, Lake, Mason, Oceana, Mecosta or Osceola County with a furnace or a mini-split takes January bookings; a structure heated by a space heater and a fan is fine in July and is not a January heating system, so we close those October through April rather than sell you a cold room. Here is what we do to the open ones before the weather turns.
What makes a Michigan cabin a year-round rental?
A real heating system, and a decision recorded against the property rather than assumed. Every door carries one of two mutually exclusive labels, seasonal_only or year_round_operation, and the label drives which maintenance tickets that property inherits. A door whose schedule has not been explicitly confirmed defaults to year_round_operation, because in western Michigan that is the more common case. A seasonal door gets a full winterize-down and its monthly tasks suspended until spring. A year-round door gets the opposite instruction: its fall work is transitional, not a shutdown.
What has to happen before a cabin can take a January booking?
A furnace test on every door, ordered a month in advance. Our Fall Close window runs October 1 through October 30, and the work orders for it are created in a batch on September 1, before the window even opens. Heat startup and furnace test is scoped to all properties at thirty minutes each. The October HVAC anchor is a professional service visit for furnace startup and cleaning, budgeted at an hour of vendor labor per door. Heat tape verify and insulate goes to the properties we have flagged as having at-risk pipes.
The rest is the teardown you would expect, with the hours attached: dock pull and winter storage on the seasonal-dock lakefront doors, ninety minutes to three hours apiece; watercraft pull, an hour; outdoor furniture pull and cover, ninety minutes; window screens, thirty; garden hose drain and store, fifteen. Branches hanging over a roof get pruned in November as ice-storm prep, before the ice rather than after it.
A second window, October 25 through November 30, runs only on the doors not operating year-round: pipe insulation inspection, a full heat-tape circuit test, a well-pump heating cable check on well-water properties, and plumbing freeze-prep. That last one branches three ways depending on the plan for the building - drain the low-use lines, leave faucets dripping if the heat stays on, or full-drain if the heat goes off.
What are the stakes along the driveway for?
Marking what is about to disappear under snow. Snow stake install is a thirty-minute task in that second window, and the spec says to mark drives, septic risers and propane tanks - the three things you do not want a vehicle, a plow blade or a delivery truck to find the hard way. If you pull into a cabin in Baldwin or White Cloud in December and see thin stakes along the two-track, that is what they are. Park inside them.
Which western Michigan cabins work for a winter trip?
Three places to start, with only what our amenity inventory records:
Hawks Nest on Whalen Lake - Baldwin, Lake County. An original log cabin, 2 bedrooms and 1 bath, sleeps up to 4, with central heating and no air conditioning, which tells you exactly what it was built for. Snowmobile trails ride in and ride out from the cabin itself. ORV trailer parking is available across the street at the neighbor's property for a fee. There is a fire pit, plus two kayaks, a rowboat and a paddle boat waiting for the lake to be liquid again. Dogs are welcome, on a leash outside, because the neighbors have dogs too. See the cabin
Hart Lake House - Hart, Oceana County. 3 bedrooms, 1 bath, sleeps 6. The heat is a mini-split system with separate controls in the living area and in each of the three bedrooms, which ends the negotiation between the person who sleeps cold and the person who sleeps hot. Fire pit with Adirondack chairs and firewood provided, washer and dryer, and a desk. Pet-friendly, with a walking path to Hart Lake and the Pentwater River. See the house
Dragon House - White Cloud, Newaygo County. 3 bedrooms, 2 baths, sleeps 6 to 11 on 2.5 wooded acres. A gas log fireplace in the living room and heated bathroom floors, which is a small thing that stops being small in February. There is a pole barn for secure storage, which is the detail that matters if you are towing sleds or a UTV rather than leaving it in the open overnight. No pets at this one. See the house
The full set, including the lakefront doors that keep running after the docks come out, is on our properties page.
Are the cabins decorated for the holidays?
No, and that is a deliberate call rather than an oversight. Holiday lights are a dormant program here: both the install and removal templates sit permanently inactive in our recurring-maintenance system. If a lit porch matters to your December trip, bring a string and a timer. What you will find instead is the heat already tested, the hoses drained and the stakes in the ground.
What should you ask before booking a winter cabin?
Ask how the place is heated, in those words. "Cozy" is a photograph; a furnace, a mini-split or baseboard heat is an answer. Ask whether the hot tub, if there is one, runs through the winter at that specific door or gets winterized. Ask what the arrangement is for the driveway after a storm, before you book rather than from the end of the road. Any manager who knows the property answers all three in a sentence each.
