What makes Big Rapids different from a Michigan lake market?
Ferris State University. Big Rapids sits on the Muskegon River in Mecosta County along US-131, with the Fred Meijer White Pine Trail running through town, and it is a small city attached to a university - which means move-in weekend, family weekends, hockey, and graduation all generate lodging demand on an academic calendar rather than a seasonal one.
The size of that effect is measurable. Across the portfolio, September on the books sat at about 19% of July's volume in our July 1 snapshot. At the Ferris State house, September sat at roughly 54% of its own July, and above its own August. That is a market behaving differently from the lake doors an hour west, not a rounding difference. Worth saying plainly: a snapshot taken July 1 understates every later month, because bookings keep arriving after it. The contrast between the two ratios is the point, not the absolute level of either.
How long do guests actually stay in Big Rapids?
About 2.9 nights, against 3.7 nights portfolio-wide. Those are measured figures - total booked nights divided by total reservations over the trailing twelve months for each set of doors. Do the arithmetic and it means roughly 26% more turnovers per booked night in Big Rapids than across the rest of what we manage.
That single number decides what management costs you here and what it has to be good at. A market of two- and three-night stays is a cleaning-and-turnover business. Nightly rate matters less than whether a Sunday checkout gets flipped clean for a Monday arrival, every time, in a college town where every other owner needs the same cleaner on the same weekend. Our field coverage is two technicians split roughly north-and-west versus south-and-east of M-20. Big Rapids, zip 49307, is the only zip in the entire footprint that carries a named-property exception to that map: one of the three doors is deliberately routed to the other technician, and it pairs with a property about 15 miles away in Reed City as a single loop.
