Do Michigan Cabin Rentals Take a Security Deposit?

  • Posted on

Yes - and at Simple Lyfe Stays that deposit is a hold, not a charge. A hold is an authorization on your card: the amount is reserved by your bank, the money never leaves your account, and it clears on its own after you check out. We checked our own booking settings across every listing we operate in western Michigan before writing this, and there is no exception anywhere in the portfolio. Not the smallest two-bedroom cabin, not the largest lake house.

That single distinction answers what most guests are really asking, which is whether they will be out a few hundred dollars weeks before the trip. You will not.

Is a cabin rental security deposit a charge or a hold?

A hold. Our booking platform, OwnerRez, places an authorization on the card you booked with, and that authorization expires without ever becoming a charge unless something during the stay warrants it. You will often see the amount appear as "pending" in your banking app, which is normal and is not a payment.

This is the one setting that is genuinely identical across all 47 of our listings, which cover the 44 cabins and lake houses we manage - several of our Mitten Flats buildings in Ludington are bookable either as single units or as one whole-complex listing, which is why the listing count runs ahead of the door count. When you run a portfolio this size, the useful question is never what is our policy - it is do all the doors actually agree. On the hold-versus-charge question, they do. On the timing around it, as you will see below, they do not.

How much is the security deposit on a Michigan cabin rental?

The amount is set per property, not per company. It tracks the size and the replacement cost of the house, so a two-bedroom cabin and a four-bedroom lodge that sleeps fifteen do not carry the same figure. A Luther Frame of Mind, a two-bedroom, one-bath place in Luther, Lake County, sits at the low end of that range. Big Rapids Waterfront Lodge - four bedrooms, four baths, sleeps fifteen, in Big Rapids, Mecosta County - does not.

We do not print deposit amounts in articles, because the number that matters is the one on the listing you are looking at. It appears in your quote before you pay anything.

When is the hold placed, and when is it released?

The hold goes on shortly before you arrive, not when you book - two days before arrival on most of our properties, and about a week before arrival on the two largest houses. One property holds further out than that. It is released after you check out: seven days later on most of the portfolio, five days on a handful of doors.

Those small differences are exactly why we tell guests to read the listing they are booking rather than a company-wide page. Across a 44-door portfolio in Newaygo, Lake, Mason, Oceana, Mecosta and Kent counties, the structure is fleet-wide and the calendar is per-property.

What comes out of the deposit?

Normal wear and tear is ours, not yours. Things loosen, scuff and wear out in a house that hosts guests year-round, and that is a cost of operating a rental - we expect it and we absorb it. Negligence or excess damage is different and may carry repair costs.

We deliberately do not publish a deduction price list, because a real house does not produce itemizable outcomes. If something goes wrong during your stay, the far better move is to tell us while you are still there. A broken thing we learn about on Tuesday is a repair. The same broken thing we find on Friday after checkout is a conversation neither of us enjoys.

How much do you pay when you book, and when is the rest due?

Half. Fifty percent of the stay is due when you book, and the balance is due thirty days before you arrive - ninety days out on our two largest houses. If you book inside that window, the stay is paid in full at the time of booking.

Reminders are switched on across the portfolio, so the balance notice reaches you before it is due rather than after. You do not have to diary it yourself.

How long does a cabin rental quote stay valid?

Ten days. If we send you a quote for a specific set of dates, it holds for ten days and then expires. The dates themselves are not held for those ten days - a quote reserves a price, not a calendar. On a popular weekend at a place like Indian Lakes Hideaway in Sparta, Kent County, or anywhere along the Lake Michigan shoreline, that difference decides trips.

How far ahead, or how late, can you book?

Up to a year out, and up to twenty-four hours before arrival. Our calendars accept reservations 365 days ahead, which matters for Fourth of July weekends and Ferris State University family weekends, and they stay open until a day before check-in, which matters far more often than people expect. A western Michigan cabin booked on Thursday for a Friday arrival is a routine reservation here, not a special favor. One property closes twelve hours out instead of twenty-four.

What time is check-in and check-out?

Check-in is 4:00 PM and check-out is 10:00 AM. Those two times returned identical on every single listing we operate, with zero variance, which makes them the safest numbers in this entire article. Build your drive around them.

What about the cancellation policy?

Cancellation terms are set per property across our portfolio, not company-wide, so the only correct answer is the policy attached to the listing you are booking. Read it there before you pay, and if anything in it is unclear, ask us before you book rather than after. We would rather answer a question than process a dispute.

If you want the rest of the booking mechanics, we have written up when check-in instructions actually arrive and whether a cabin's amenity list can be trusted. You can see every property we manage, with its own terms in its own quote, on our properties page.
