How Long to Get a Michigan Cabin Listed and Booked?

  • Posted on

A Michigan cabin takes about three weeks to go from a signed management agreement to a live listing. Getting booked is a separate clock, and it is set by the month you list in, not by how fast the listing goes up.

How long does it take to get a Michigan cabin listed?

Three weeks is our working schedule, and it breaks into three pieces. Week one is the account setup, the calendar sync, the property spec intake, and the walkthrough. Week two is photos, listing copy, and the first pricing run. Week three the listing goes live on Airbnb, VRBO, and simplelyfestays.com, with the guest guide published and the maintenance plan handed to our field team.

That schedule assumes the cabin is already in shape. When an onboarding runs long, it is almost never the paperwork.

What actually delays a short-term rental listing?

The punch list delays it. We keep two hard gates that a property does not go live with open, and they come from walking dozens of western Michigan cabins.

The safety gate: a working smoke detector on every level and in every sleeping area, a CO detector on every level with a gas appliance or furnace, an in-date fire extinguisher, a stocked first aid kit, a complete electrical panel, exterior doors that all lock, a confirmed water heater, and serviced well and septic where they apply. Air conditioning has to actually cool the whole house. Portable units are not enough, and we learned that from a guest who sat in an 86-degree rental.

The access gate: keypad locks on the guest and cleaner doors, a locked supply closet with a cleaner assigned, reliable WiFi, utility accounts set up and on autopay, and any existing bookings transferred or converted.

Listing photos are the last step, not an early one. They get shot after the cosmetic and exterior work is finished, because photos are the conversion engine and a photo of a half-finished porch is permanent.

How long until the first booking?

That depends entirely on when you list. Demand in western Michigan is sharply seasonal. On our July 2026 portfolio baseline, September sat on the books at roughly 19 percent of July's volume and October at about 4 percent.

A cabin that goes live in April is collecting summer reservations within days. A cabin that goes live in late October is listing into the thinnest stretch of the year, and the honest answer is that it will sit for a while before it fills. That is not a reason to wait. It is a reason to start the three weeks now so the listing is live and priced before the spring booking window opens.

Simple Lyfe Stays manages 44 doors across Newaygo, Lake, Mason, Oceana, Mecosta, and Muskegon counties, from Hart Lake House with Hot Tub in Hart to the James Street Home in downtown Ludington.
